Allowing you to make the most informed decisions possible.

Permitting
All the details for success.
Getting a Pre-Construction Researc Report (PCCR) for your Project
Gathering accurate information about what you can build before starting construction is crucial. Any mistakes in this process can lead to unexpected costs that were not budgeted for. This responsibility can result in both financial and time-related setbacks.
To achieve your dream space or home, or to add an Accessory Dwelling Unit (ADU), it’s essential to understand what is permitted on your property and to be aware of the necessary preparations and associated costs before beginning construction. CFSBS can help eliminate guesswork by providing you with our invaluable Due Diligence Report. With this report, we conduct extensive research on your behalf, empowering you to make the most informed decisions possible.
Possibilities + Limitations
- Allowable building size (minimum and maximum square footage)
- Building requirements and restrictions (height, setbacks, design stipulations)
- Zoning or Homeowner Association (HOA) laws
- Accessory Dwelling Unit (ADU) allowances and provisions
Soft Cost Identification
CFSBS Homes identifies the possible soft-costs associated with the project – the costs and fees to prepare your site prior to construction of the home or space, such as:
– Site work costs: soil testing, topographical surveys, clearing, grading costs
– Architectural design fees
– Engineering, MEP (Mechanical, Electrical, Plumbing) and foundation plans
– City/county permit fees and taxes
– Utilities: Gas, water, sewer, electrical panel hook-ups and installation costs
– Consultant expenses
The Due Diligence Report provides you with the critical knowledge of the potential of your property and allows you to budget your project effectively. CFSBS offers this report solely for the purchases of our packages.
Timing and Accuracy in Permit Submission
After receiving all the information from the diligence report and understanding the requirements for permits, the next step is to compile everything for submission. This involves consolidating various aspects that are commonly required in most locations, such as:
- Architectural plans
- MEP (Mechanical, Electrical, Plumbing) plans
- Foundation designs
- Structural engineering calculations
These components may require adjustments and handling comments and corrections throughout the process.
Navigating the complex permitting process can be challenging, especially with managing comments, corrections, and understanding intricate building language. This process often takes longer than expected and can be quite tedious.
At CFS Building Solutions, we understand the importance of timing and accuracy in permit submission. As part of our services, we specialize in simplifying this process for you, allowing you to focus on your business while we take care of the permitting process.
To streamline the journey of obtaining permits, we offer a comprehensive submittal package tailored to meet the common requirements of building authorities across the United States. Our goal is to make the permitting process as smooth and efficient as possible for our clients.
The Permit Submittal Package includes essential components such as:
- MEP plans (mechanical, electrical, and plumbing) Plans
- Comprehensive architectural plans
Site plans - Title 24 compliance (if necessary)
- Energy requirement sets (if needed)
- Structural engineering calculations specifically tailored for the steel stud framing system or other building systems.
- Foundation blueprint plans designed by an engineer for your structure or home.
Our offering provides a cost-effective and time-saving solution compared to hiring local architects and engineers for these requirements. We handle the entire submission process on your behalf, including managing comments and corrections. However, any fees associated with the submission, including local city permit fees, are the responsibility of the property owner.
Upon purchasing this service, CFS Building Solutions will collect all necessary information to prepare your submittal package and submit it on your behalf. We estimate that the process will take up to 4 weeks to complete, though this timeline may vary depending on other reports required and their respective timelines, as identified in our due diligence report.
