CFSBS has collaborated with the premier residential cold-formed steel engineering firm supported by FrameCAD. An essential step in your home construction process entails crafting personalized architectural and structural designs for submission to the building department to obtain your permit. These plan sets consist of state-specific engineered stamped and signed drawings.

Architectural and Structural Design

An architectural and structural plan set typically includes a comprehensive set of documents and drawings that provide detailed information for the construction of a building. Here’s a list of what is commonly included in an architectural and structural plan set:

  1. Site Plan: Illustrates the layout of the building on the property, including property lines, setbacks, utilities, and other site-specific features.
  2. Floor Plans: Show the layout of each floor of the building, including room dimensions, door and window locations, walls, and other structural elements.
  3. Elevations: Provide views of the exterior of the building from different angles, showing the height, shape, and design details of the facade.
  4. Sections: Cross-sectional views of the building, showing details of the structure, wall composition, and relationships between different levels.
  5. Roof Plan: Illustrates the layout of the roof, including slopes, ridges, valleys, and any roof-mounted features such as vents or skylights.
  6. Foundation Plan: Shows the layout and dimensions of the foundation, including footings, walls, and other supporting elements.
  7. Details: Detailed drawings and specifications for specific building elements such as stairs, windows, doors, finishes, and other architectural features.
  8. Mechanical, Electrical, and Plumbing (MEP) Plans: Include drawings and specifications for the building’s mechanical systems (HVAC), electrical systems, and plumbing fixtures.
  9. Energy Compliance: Tailored to specific state regulations, outlines the energy efficiency standards and requirements that buildings must meet within that state. These reports are essential for demonstrating compliance with state energy codes.
  10. Structural Plans: Provide detailed information about the structural components of the building, including beams, columns, floor and roof framing, and other structural elements.
  11. Schedules: Lists of materials, finishes, doors, windows, and other components used in the construction, including quantities, sizes, and specifications.
  12. Notes and Legends: Provide explanations and references for symbols, abbreviations, and other conventions used in the drawings.
  13. Code Compliance: Ensure that the design meets all relevant building codes, regulations, and zoning requirements for the intended location.
  14. Accessibility and Safety: Include provisions for accessibility, fire safety, and other building code requirements to ensure the safety and usability of the building for all occupants.

Each of these components plays a crucial role in guiding the construction process and ensuring that the final building meets the intended design requirements, regulatory standards, and functional needs of the occupants.

Mechanical, Electrical and Plumbing (MEP)

A Mechanical, Electrical, and Plumbing (MEP) plan is a comprehensive set of drawings and specifications that detail the layout, design, and installation requirements for the mechanical, electrical, and plumbing systems within a building. These plans provide a roadmap for contractors and tradespeople involved in the construction process, outlining the placement of heating, ventilation, and air conditioning (HVAC) equipment, electrical outlets, lighting fixtures, plumbing fixtures, piping routes, and other essential components. MEP plans ensure that these critical systems are installed correctly, efficiently, and in compliance with building codes and regulations to ensure the safety, functionality, and comfort of the building’s occupants.

Energy Compliance Report

An energy compliance report, tailored to specific state regulations, outlines the energy efficiency standards and requirements that buildings must meet within that state. It typically includes details on factors such as insulation levels, HVAC system efficiency, lighting standards, and overall building energy performance metrics. These reports are essential for demonstrating compliance with state energy codes and may be required for building permit approval. They help ensure that buildings are constructed and operated in a manner that minimizes energy consumption and environmental impact, promoting sustainability and reducing long-term operational costs.
